Radius | Redwood City, CA

Close to the center of Redwood City, the site at 620 Veterans Blvd offered a chance to bring more homes within reach of the city's core. BRE Properties Inc. (since acquired by Essex) set out to create a market-rate, transit-oriented community that would add 264 dwelling units to the neighborhood.

Delivering that density meant resolving parking and street presence together. The program called for two podium buildings, each with a two-story parking garage, holding a combined 448 spaces, while the frontage on Veterans Blvd needed to read as residential rather than as structure. Working with the client, BDE Architecture helped wrap the garages with units facing the boulevard, giving the street active, occupied edges. Type VA and IA construction allowed the residential levels to rise above the podiums.

Completed in 2014, Radius gives residents a full complement of shared spaces: indoor and outdoor fitness centers, two large landscaped courtyards complete with pool and spa, and a large exterior pet area with dog wash. The result is a place to live close to the center of Redwood City, with everyday amenities just steps from home.
