Lincoln Landing | Hayward, CA
In downtown Hayward, between Foothill Boulevard and San Lorenzo Creek, the former Mervyn's department store headquarters stood as a reminder of the city's commercial past. Dollinger Properties saw in the site a chance to revitalize downtown Hayward, adding much-needed housing while creating new jobs and a destination for residents of Hayward and beyond.
The ambition brought real complexity. The program stacks five stories of residential over two levels of garage and retail, combining Type IIIA construction above a Type IA base, and weaves 82,000 square feet of retail into a development of 474 homes. Balancing parking, storefronts and a large residential community on a single downtown site required careful coordination of structure, circulation and use. BDE Architecture partnered with Dollinger Properties to resolve these layers into a cohesive mixed-use place, completed in 2022.
Today Lincoln Landing gives Hayward a renewed downtown anchor. Residents enjoy a pool, spa, clubhouse, gym and courtyards, while the Hayward Japanese Gardens and Lake Chabot Regional Park offer tranquil retreats nearby, and new retail draws the wider community back to the heart of the city.
