Knox Dogpatch | San Francisco, CA
At 645 Texas Street, where San Francisco's Potrero Hill and Dogpatch neighborhoods meet, a sloping site sat at the seam of two distinct communities. Trumark Urban set out to add homes here in a way that would respect the character of both, and the San Francisco Planning Commission approved the development unanimously in 2014.
The challenge was to bring 91 residential units, a small corner of neighborhood retail and a below-grade parking level onto the site without overwhelming its surroundings. Working alongside the client, BDE Architecture helped mass the design around twenty-five to thirty-five-foot townhouse modules that gently slope down the site, echoing the scale of the neighborhood. A central courtyard anchors the plan, with distinguished pedestrian connections from the two main streets, and the building combines Type VA and IB construction.
Completed in 2017, Knox Dogpatch gives residents a shared heart in its courtyard, direct paths to the surrounding streets and a corner retail space that serves the neighborhood. The project shows how new housing can join an established San Francisco district at a scale that feels familiar.
