On East Java Drive in Sunnyvale, Miramar Capital sees the opportunity to add a substantial number of new homes to the city. The East Java project is planned as an 8-story residential building with 307 dwelling units, a meaningful contribution to the region's need for places to live.

Delivering that many homes on a single site calls for a carefully layered building. The design stacks five stories of Type IIIA wood-framed residential above three stories of Type IA concrete and metal framed garage, so that parking is consolidated beneath the homes rather than spread across the site. Just as important, the garage levels are planned to include amenity spaces, letting the base of the building serve residents rather than housing cars alone. Balancing efficiency, structure and livability across two construction types is the central design task, and BDE Architecture is partnering with Miramar Capital to bring that balance to the plans.

When complete, East Java will offer 307 new homes with amenity spaces for the people who live there. For Sunnyvale, the project represents a significant addition to its housing supply and a new residential presence on East Java Drive.
